DISCOVERY

We start by fully understanding your home, your goals, and your priorities. This isn’t a sales call — it’s a genuine conversation about how you live and what you want your home to become.

DESIGN + ESTIMATING

Design is developed with feasibility and budget in mind. You’ll see exactly what your space will look like — and what it will cost — before anything is signed.

  • Develop layout and design direction
  • Guide material and finish selections
  • Create 3D renderings and mood boards
  • Develop a detailed budgetary proposal tied to scope
PRE-CONSTRUCTION

This is where details matter most. Before a single wall comes down, we’ve coordinated every trade, locked in the schedule, and made sure your project is set up to run smoothly.

  • Finalize scope and specifications
  • Coordinate all trades and project schedule
  • Obtain required permits — we assist with all documentation
  • Assign your dedicated Project Manager
  • Host an on-site kickoff meeting before work begins

CONSTRUCTION

Your Project Manager is on-site and accountable from start to finish. You’ll always know where things stand — and issues are addressed before they become problems.

  • Coordinate all trades throughout the build
  • Maintain quality control at every stage
  • Provide consistent progress updates
  • Manage change orders with full transparency
COMPLETE

Your project isn’t finished until every detail is addressed. We don’t consider a renovation complete until you do.

  • Conduct a thorough final walkthrough
  • Resolve all punch-list items
  • Provide full documentation and warranty support

INVEST IN DESIGN

HOW THE DESIGN RETAINER WORKS

A renovation is an investment — and so is our time. Before construction begins, a design retainer is required to kick off the design phase. This allows our team to dedicate the necessary time and attention to fully develop your project, thoughtfully and thoroughly.

Your retainer covers a comprehensive design package including detailed drawings, renderings, curated material selections, and a budget aligned with your vision and scope.

The design retainer is a standalone fee for professional design services. If you choose not to move forward with construction, you keep all drawings and design documents.

Retainer fees vary by project scope. During your discovery call, we’ll provide a transparent quote based on your specific needs. Three design revisions are included in you retainer. Additional revisions are billed at $125/hr.
